On July 31st 2020, Formation Architects submitted a full planning application for 141-145 Cannon Hill Lane, Morden in the London Borough of Merton for Sintl Ltd.

Formation Architects has provided Stage 0-2 architectural services for a new mixed-use development comprising a new 8 unit residential development, a 75 sqm commercial unit and a 12 space cycle storage facility.

The project design maximises site and space utilisation, bringing much needed high-quality housing to the area. The new development at 141–145 Cannon Hill Lane replaces an existing dental practice with residential accommodation above and a butcher’s shop. The new commercial premises were designed with the dental practice who were in the existing building as they will transfer into the new premises once complete.

A key consideration of the design was to ensure it was in-keeping with its surrounding suburban context and to maintain the architectural intent of the existing parade. We worked collaboratively with our client and Merton Council to achieve a contemporary and sympathetic design proposal. We achieved this by using:

  • materials that relate to the surrounding context and brick colours that reflect the existing parade.
  • architectural detailing that resembles the suburban nature of the neighbouring buildings.
  • simplified façades based on traditional window spacings and sizes, similar to that of the existing properties in the terrace for better integration.

Merton Council’s decision is expected later on this month.
