Formation Architects were appointed to deliver a residential led scheme on this town centre site in Maidstone. The site, an existing grade level car park, forms one of 5 Opportunity Sites put forward by Maidstone Borough Council to deliver town centre housing.

The proposals for the site consist of two 12 storey buildings, sharing a common language but responding to the site in different ways. The first acts a landmark building on the approach into Maidstone Town Centre, whilst the massing of the second is carefully moulded to its context, stepping in plan to articulate the form and provide a high percentage of dual aspect apartments, and stepping down in height to the Listed Buildings to the rear. These steps in height provide the opportunity for landscaped communal roof terraces to be enjoyed by the residents.

The ground and first floors provide commercial floorspace as well as access and ancillary spaces to the 172 apartments above. A series of landscaped gardens dissect the site. Parking is provided at a lower ground level which takes advantage of the existing levels on the site.

The scheme successfully achieved planning permission in March 2021.
