Located in London Borough of Merton, Norbury Village is a 10-minute walk to Norbury Railway Station from the site entrance on Turle Road.
Norbury Village is a sports-led regeneration residential scheme. The proposal includes a sports pavilion, an indoor sports hall, 3 covered padel courts and 2 hockey pitches, A cricket green that is also large enough for 2 junior football pitches and would act as a central Village Green. The existing bowls pitches and clubhouse are to be retained.
Additionally, the proposal provides 288 residential homes (150 houses and 138 apartments), and an 84-bed care home, with associated green infrastructure. There are also car and cycle parking, a new local park, a pond, play space, informal recreation, and associated facilities and amenities.
The site currently offers 21 acres of greenfield land that was formerly used as a sports ground by NatWest in 1900 and has been vacant since 2007. The existing sports courts and pitches not usable and inaccessible. The sports pavilion fronting Turle Road is in a poor state of disrepair.
Norbury Village is a multi-generational community, offering tailored homes for young professionals, families, and the elderly, fostering inclusivity across life stages.
The Village Green serves as the site's central hub, enhancing connectivity between sports facilities, residential areas, Norbury, and public transport. It also provides space for recreation and informal sports, benefiting both residents and the local community.
Sports facilities are located west of the Village Green and connected via a central sports pavilion, linking the hockey pitches, padel courts, and multi-sports hall.
Apartment buildings and streets of houses lie north and east of the Village Green, adjacent to the SINC, with green linear gardens and pocket parks breaking up the streets and connecting to the central green space.
A care home, accessible via Turle Road, features a separate entrance to ensure clear navigation and ease of access.
At its core, the development is envisioned as housing for the community - a vibrant new neighbourhood for Norbury and its' surrounding areas. It will offer new community facilities, including a dedicated community hub, fostering interaction, collaboration, and a sense of belonging amongst residents and the community. Establishing a distinct identity, creating a 'village' that is both unique and memorable. This strong sense of place will set the development apart while enhancing the character of the local area.
A variety of differing landscape character typologies will make up the overall landscape approach and will incorporate a range of uses and functions designed to promote community interaction and engagement. A network of pocket green spaces, SUDs, and green streets will all lead to the cental Green Village that serves as a focal point and community hub.
This approach aims to foster connections among individuals, enhancing their relations with the surrounding landscape, and integrate ecological elements into the community environment.
The green and blue strategy is a key landscape driver for the development of the site with the aim for a green and verdant neighbourhood that prioritises sustainable principles. This landscape-led strategy, in addition to the protected SINC in the northeast corner, will significantly help boost onsite biodiversity and ecological value.
Sustainability and ecology are at the heart of the scheme, offering significant ecological enhancements to create a harmonious balance between the built environment and natural systems. The adoption of Passive House principles further ensures that homes are energy-efficient, comfortable, and environmentally responsible. Making sure they are adaptable and resilient, delivering safe and secure homes designed to mitigate against the impacts of climate change as well as delivering homes that reduce carbon.
The proposed development is targeting the achievement of BREEAM 'Excellent' for both the care home and sports pavilion and is expected to reduce onsite regulated carbon emissions by 74.6% over a Part L compliance baseline.
Norbury Village will facilitate the provision of a new sports hub for the borough, providing for a multitude of different sports and the potential for over 30,000 hours of use per year. In addition, the site will create new areas of public open space, including a formal Village Green, informal green spaces for informal exercise, children's play and biodiversity enhancements.
Connectivity and accessibility are integral to the design. The site will be highly permeable, fostering seamless connections to the wider neighbourhood. It will also feature excellent links to public transport and local facilities, enhancing mobility and convenience for residents and visitors alike.
The scheme will enhance social value not just through homes, but also inclusive communities and delivering economic growth. Putting the health and wellbeing of our residents first and creating healthy spaces for all with high quality landscaping providing communal amenity and increase biodiversity.
