Formation Architects have designed and submitted for planning approval a new build housing scheme to the London Borough of Southwark Council on behalf of Regent Land & Developments.

The scheme is predominantly residential with a flexible commercial unit at ground floor and will replace a single storey carwash and barber shop.

The proposal will provide 48 new dwellings and a commercial unit at ground floor in a 12-storey building.

The proposed scale relates to the local context which comprises of a number of 1970’s tower blocks of up to 17 storeys in height. The height and form aids orientation along this north/ south and east/ west route and is cognisant of the Canada Water masterplan by British Land with its proposed towers of up to 40 storeys.

The proposed mix of 1-, 2 and family sized flats meets the and provision of at least 35% affordable housing meets the local demand.


Planning permission granted February 2022.

The proposed design was presented to the public and welcomed by the Officers of the LB Southwark who responded: ‘The result is a miniature landmark of some drama which responds appropriately to its landmark position and to the surrounding estate buildings.’
