Located at 147 Hounslow High Street, the scheme is a 10-minute walk from Hounslow Central and Hounslow East Underground Station. The site is currently occupied by 3 retail units at ground floor with further retail sales and ancillary spaces on the first and second floors.
This new mixed-use residential scheme provides 55 Build-to-Rent (BtR) homes plus circa 1,500sqm of commercial-use space in a building of varying heights between 3-6 storeys. The commercial units are split up into 3 and are all located on the ground floor.
The massing of the building is broken up into 3 along the High Street, creating 3 different varied masses, to mirror the diverse range of building scales and forms found along the High Street. The 3 blocks have differing heights from 3 to 6 storeys. This massing creates strong frontages on each street and aims to respond to each context differently, depending on the nature of each road.
A design approach which interacts physically and aesthetically with the surrounding area, creating a new urban grain that opens up the area to new aspirations and opportunities.
Residents have access to their own private amenity space as well as 2 courtyards and 2 roof terraces. These spaces are placed strategically to ensure lots of sunlight and minimal overshadowing for residents to enjoy. Additionally, this will provide ample spaces for exercise, junior play and recreation.
The landscaping strategy creates new habitats and biodiversity improvements, which are currently sparse in the immediate surrounding area. Ecological benefits are provided through the addition of planting. This will allow the site to be a vibrant place for a new community to flourish, creating an advantageous environment to reside in, connect with nature and promote healthy living.
Carbon reduction through efficient electrical systems fed by decarbonised grid and with the use of aur source heat pumps. Additionally, reductions in embodied carbon through material reduction in superstructure and sensible material selection. Green roofs will help surface water run-off and reduce heat island effect.
Overall, the scheme has an urban greening score of 0.4.
The scheme will significantly enhance the existing streetscape of Hounslow High Street and Hounslow as a town centre, improving spatial legibility through the completion of the street that has been home to an existing block of commercial units that provided little activation amongst the streets for many years. Providing an enriched public realm with high-quality buildings with high-quality homes.
