Formation Architects was brought in originally to rationalise the design concept and investigate the structural and service elements of the scheme to maximise its commercial viability. This investigative work carried out, also included an optimisation study to maximise floorspace and efficiencies.

The scheme is situated on a site originally of a former Tram Yard depot, this has influenced scheme’s design brief.


The design has considered wheelchair accessibility, with 10% of the units wheelchair accessible and is Lifetime Homes compliant.

The ‘Fibre C’ white frame defines the facade and brings together the contrasting use of materials. Other design details include the Brick design, which takes reference to Balham’s local context. The cantilevered design also maximises more internal space and pushes the boundaries into the wider public realm.
