Located at 52-62 West Hill, Dartford. The site is in close proximity to Dartford town centre and is located on the edge of the Dartford Conservation Area, which includes West Hill and the buildings along to the east of the site. The proposal is for a mixed-use development, providing both a hotel and residential accommodation. Delivering 40 high-quality residential units with a mix of 1- and 2- bedroom homes and a hotel for 90 keys in a highly sustainable location.
The site is currently occupied by 2-3 storey mixed-use buildings fronting onto West Hill and an assortment of single storey industrial buildings and yard space for informal parking towards the back of the site.

The scheme is designed as a series of staggered cubes that gives appearance of collection of smaller buildings. This provides more articulation to the massing and makes it similar in proportions to the surrounding buildings.
The building fronting on to West Hill is 5 storeys in response to the height of Cliffside Court to the west. Then the massing steps up by 1 storey to take advantage of the site topography and optimise its’ potential for height.
The residential building to the south of the site continues at 6 storeys and steps down towards the cliff edge. It is the intention to keep the higher portions of the proposal in the middle of the site to make the massing more sympathetic to neighbouring properties.
The landscape strategy aims to create a usable, safe and calm environment, where residents can spend time outdoors. The scheme includes both private amenity space in the form of private balconies, as well as rooftop amenity accessible to all residents.
Over 50 cycle parking spaces and 80 car parking spaces will be provided to residents and hotel, of which 4 of them are blue badge holder spaces.
This application represents a comprehensive development proposal that will provide much needed housing, a hotel, and functional private amenity and public realm. It will make good use of this underused site and will strengthen the emerging morphology and urban grain of the immediate context.
