The site had a long history of vacancy with several unsuccessful attempts to meet the requirements of City occupiers. Our brief was to prepare a design and a supporting planning strategy that would provide a better fit with the market requirements, including a greater range of mixed-uses to increase the overall value of the development.

A detailed assessment of previous planning consents established that large internal and predominantly column-free office space could be achieved with careful alteration and part rebuilding of the existing façade.


The principal office reception has moved to Old Broad Street and now leads directly into the heart of the building and the impressive atrium which is served by six panoramic lifts.


This project was completed in 2005.

The result is a showpiece mixed-use development, including a 25,000 sqft leisure suite for Virgin Active Health clubs, bringing life back to this part of the City.
