The site, previously occupied by a car dealership, is one of the first to come forward in an area outlined in Watford’s Local Plan for transformative change into a new residential quarter. Hence, this project acts as a benchmark for future development.


Tree planting, pavement widening and a new pocket park are introduced to improve the pedestrian environment on a junction previously dominated by cars. 193, largely dual aspect, high quality homes will be delivered in this highly sustainable location.


The scheme was submitted for planning in June 2022.

The building footprint repairs the historic building line of Lower High Street, re-introducing an urban grain lost by the introduction of large retail parks in the 80s.
