Located on Purley Downs Road, London Borough of Croydon, the mixed-use scheme comprises of 37 residential homes plus a commercial space. The long narrow and constrained site is adjacent to the railway line and the Purley Oaks Depot for Kier Highways Ltd.

The scheme is made up of 2 blocks, the heights of the blocks range from 4 storeys to 5 storeys and contain a mix of 1, 2 and 3 bed homes. The total residential GIA of the new development is 3,715 sqm. The commercial unit is located on the ground and first floor of the block closest to Purley Downs Road and is 267 sqm in size. The design seeks to utilise this underused site that has very few overlooking neighbouring properties and to activate the street. The scheme also proposes a carbon reduction of 35%.

The scheme includes communal roof terraces in two locations. All terraces include a grass lawn area and planting which creates a natural buffer ensuring privacy for residents. Boulders, stepping logs and other play equipment are included as children’s play space.

The change in height within the blocks respects the context and creates variety and articulation to the massing. It is designed so the blocks do not appear monolithic and continuous; the differing heights, set back elements, choice of materiality and inset balconies break up the massing and articulate the façade. The appearance and materiality of the scheme draws from the character of the local context; the proposal integrates with its immediate surroundings whilst offering a contemporary approach.
